Grass Valley Gardens introduces a new standard of living in the Wye area of Missoula: a mini-town built around a 45+ acre permaculture farm. This mixed-use, pedestrian friendly neighborhood features miles of trails around and through the community. With diverse housing options from cottages to four-bedroom homes, and everything in between, it gives choice back to Missoula homeowners and renters.
A community designed to provide many types of living spaces.
GVG embraces small scale business, entrepreneurs and artisans.
Focused on fostering connections in a neighborhood where residents can live, work, and recreate.
At Grass Valley Gardens (GVG), we are creating more than just homes; we are building a pedestrian-friendly town center around a 45+ acre permaculture farm. Our community features miles of scenic trails that connect residents to parks, shops, and community spaces, fostering a sense of belonging and well-being.
In the initial phases, for-sale housing options will range from small cottages to 4 bedroom homes. In addition, duplexes, stacked triplexes and other ‘gentle density’ housing types interspersed throughout the neighborhood will be available for purchase as condos or to rent. Re-opening the gate to physical ownership in your community through attainable starter homes is a what we're after at GVG.
Grass Valley Gardens is designed with multi-generational living in mind. Our zoning, lot sizing, and accessory dwelling unit (ADU) options allow for future incremental growth, ensuring that your neighborhood remains a desirable place for generations to come.
“Our goal here is to make a complete mini-town that a Missoulian could rent their first studio apartment in and then theoretically grow inside of the same neighborhood their entire lives. Residents will have living options ranging from a studio to a 4 bedroom house, and everything in between.
This is not some gated community designed to exclude. It’s a Place and a community meant to connect.”
Inspired by successful models like Agritopia in Chandler, AZ, Grass Valley Gardens embraces the ‘agrihood’ design concept, placing food and market gardeners at the heart of the community.
With help from groups like the Community Food and Agriculture Coalition to find and train market gardeners, farm and food will be the focal points of the neighborhood.
Our community will feature “The Farm Haul” in its initial phases – a dynamic food hall-style venue with shared seating and diverse food and drink options. Future phases will include a Main Street retail experience, complete with a grocery store, hardware store, restaurants, galleries, and personal services.
